Residential Driveway Sealcoating

Our company's main focus is residential sealcoating. In any given season, 90% of our jobs are on homeowners' driveways. Since 2018, we have sealed over 650 driveways across the Main Line. Given this experience, we have seen the full range of issues and are prepared to deliver top-quality service to any driveway, no matter the condition.

OuR PRocess

We take great pride in our consistent and effective process. Every driveway we seal goes through the following 6-step process. 

First Step: Clean the Driveway

This is the most important step of them all because the blacktop will only adhere to a clean asphalt surface. Many sealcoating companies skimp on this step because it can take a lot of time to do right. We take this step very seriously and in fact dedicate a whole truck and crew just cleaning the driveways.

  1. Edging. We will use weed wackers to remove any grass growing over the driveway’s edges.

  2. Cure Oil Spots. We will treat ugly oil spots left by cars using professional-grade chemicals to ensure the stains will not seep through the sealer.

  3. Wire brushing. Using handheld and mechanical wire brushes, we remove caked-on dirt and moss inside cracks and on the surface. If this fails to remove dirt, we power wash the driveway, even if this service is not checked off, at no additional cost.

  4. Power washing. For especially dirty driveways, we use power washers to remove all dirt.

Second Step: Fill Cracks and patch holes

  1. Filling cracks. We use a cold-pour crack filler called Gator Pave, a thick/rubbery crack filler, to fill larger cracks. We usually do this before sealcoating. This way, each crack is filled by Gator Pave and then covered again by the regular sealer. Gator Pave makes the cracks much less noticeable and will help prevent more cracks from forming in the winter. Smaller cracks are filled with the sand in the regular sealer.

  2. Patching. We can patch holes with defined edges and meaningful depth. We use Aquaphalt, a product by Seal Master that does a great job of patching holes in driveways. The best part about Aquaphalt is that you can seal over it directly after putting it down. Sometimes, we have to use regular coal patch that cannot be sealed over for three months.

Third Step: Applying sealer to the driveway

We apply Tarconite, a coal tar-based blacktop, the best material for residential driveways. We love Taconite because it is a tough material that lasts longer than oil—or latex-based sealers. It also leaves a clean black finish, unlike oil-based sealers, which leave a shiny, ugly finish. We brush or spray-apply Tarconite, depending on what is best for your driveway. Generally, we brush-apply smaller driveways and spray-apply larger driveways. If you have a preference between these two methods, please let us know.
